Intent.
The R-SL District is intended to preserve the size, scale, density, and character
of single-family residential development existing in the older, established neighborhoods
of Arvada. Much of the future new residential development in this District is expected
to be infill development or redevelopment. Accordingly, this district allows as small
as 4,500 square feet residential lots, consistent with long-established lot sizes
and patterns. Complementary uses customarily found in residential zoning districts,
such as community recreation facilities, places of worship, and schools, are also
allowed. Limited, neighborhood-serving commercial uses are allowed as conditional
uses.
