Intent.
The R-NT District is intended to encourage new development of high-quality, relatively
affordable, small-lot single-family residential uses (minimum lot size of 4,500 square
feet). This District is appropriately zoned in areas of the City that are currently
undeveloped ("greenfield" sites), as well as in parts of older, established Arvada
where redevelopment or infill development opportunities exist and the R-NT District
would be compatible with existing patterns and densities. To implement the Comprehensive
Plan, this zone district also encourages alternative forms of residential development,
especially development of walkable "neo-traditional" residential areas that include
a mix of support services, small-scale neighborhood-serving retail uses, and amenities.
Complementary uses customarily found in residential zoning districts, such as community
recreation facilities, places of worship, and schools, are also allowed.
